5 Site Prep Mistakes That Can Delay Your Shipping Container Delivery (And How to Avoid Them)

A shipping container delivery that should take 20 minutes can turn into a wasted afternoon (and a return trip fee) when the site isn’t ready for the truck. Most failed deliveries have nothing to do with the container itself: they come down to clearance, ground conditions, overhead obstructions, paperwork or access. Here are the five site prep mistakes the LGI Transport dispatch team sees most often, and exactly how to head each one off before the driver rolls out.

What a Container Delivery Actually Needs

Before the mistakes, it helps to know what the truck is working with. Most containers are dropped by a tilt-bed (roll-off) truck, which backs in, raises the bed and slides the box off as it pulls forward. That motion is what drives every clearance number below.

  • Straight-line space: roughly 60 to 80 feet of clear, straight approach for a 20 ft box, and 100 to 120 feet for a 40 ft box, measured from the far end of the placement spot.
  • Width: at least 12 feet, and closer to 14 feet if the driver has to swing or maneuver.
  • Overhead: 15 to 16 feet of vertical clearance along the entire route, not just at the drop point.
  • Surface: ground firm enough to hold a loaded truck (often 30,000 to 60,000 lbs gross) without rutting.

If your site can’t offer all four, that’s fine, but the delivery team needs to know in advance so they can send a different truck or plan a different approach.

Mistake 1: Underestimating How Much Room the Truck Needs

This is the single most common reason a delivery gets aborted. People measure the container footprint (8 ft by 20 ft, or 8 ft by 40 ft) and assume the pad is the whole requirement, forgetting the tractor, the trailer and the tilt path in front of it.

Walk the approach with a tape or a measuring wheel rather than eyeballing it. Pay attention to the pinch points: a gatepost, a dumpster, a parked pickup or a landscaping bed can shave off the two feet that make the difference.

  • Stake or paint the four corners of the intended placement so the driver isn’t guessing.
  • Clear the approach lane the night before, not while the truck idles.
  • Note whether the driver will approach from the left or right, and whether they can pull through or must back in.
  • Tell LGI Transport up front about tight turns, narrow alleys or steep driveway aprons.

Space is especially unforgiving in dense urban areas. Crews handling shipping containers in NYC routinely deal with curb cuts, double-parked delivery vans and 20 ft alleyways, which is why our dispatchers ask so many questions before scheduling a window.

Mistake 2: Ground That Can’t Support the Load

A loaded container concentrates its weight on four corner castings, and the delivery truck spreads far more weight across its axles. Soft ground fails in both directions: the truck sinks, or the container settles unevenly and the doors stop closing square.

Compacted gravel, asphalt and concrete are ideal. Bare dirt and grass can work when they’re dry and firm, but they’re risky after a heavy rain or a spring thaw. Fresh fill, recently trenched areas and new septic fields should be avoided entirely.

How to prep the surface

  1. Grade the pad as level as you reasonably can. A slope of more than about an inch per foot will bind the doors.
  2. Lay four to six pressure-treated 6×6 blocks or railroad ties under the corner castings if the ground is anything softer than gravel.
  3. Check drainage. Water pooling under a container invites rust on the underside and makes future removal harder.
  4. Reschedule after major storms. A 24 to 48 hour dry-out window saves a torn-up yard.

Level placement also matters for safe loading and unloading later. OSHA’s general requirements for handling materials and storage address keeping storage areas stable and free of hazards, and an out-of-plumb container makes that harder for everyone working around it.

Mistake 3: Forgetting to Look Up

Tilt-bed delivery raises the bed high in the air, so the clearance at the drop point matters as much as the clearance along the drive in. Low branches, power service drops to a house, cable lines, carport roofs, fire escapes, awnings and parking garage entrances all stop a delivery cold.

Stand where the container will sit and look straight up, then walk the route backward to the street doing the same thing. If there’s a utility line crossing the approach, contact the utility about a temporary drop or pick a different placement spot. Drivers are not permitted to work under energized lines that fall inside the safe approach distance, and no schedule is worth that risk.

Trees are the easy fix: trim branches back to give at least 16 feet of headroom, ideally a few days ahead so the debris is gone.

Mistake 4: Skipping Permits, HOA Rules and Utility Locates

Paperwork delays are the most avoidable of the five, and also the most expensive when a container has to be relocated after the fact. Requirements vary widely by municipality, and enforcement in city neighborhoods can be immediate.

  • Street or right-of-way placement almost always requires a permit, and many cities cap how many consecutive days a container can occupy a parking lane.
  • Residential driveways may still trigger zoning limits on temporary structures, especially in historic districts.
  • HOAs and property managers often need written notice and sometimes restrict placement to the rear of a lot.
  • Underground utilities matter if you’re placing blocks, pouring a pad or driving stakes. Call 811 or submit a request through the national 811 locate service a few business days ahead.

Build in lead time. Many permit offices take three to ten business days, and that clock starts when your application is complete, not when you first think about it. Mistake 5: No Decision-Maker on Site (and No Plan B)

The driver arrives, the gate is padlocked, the foreman is at another job and nobody on site is authorized to say where the box goes. That scenario burns an hour of the delivery window and often ends in a reschedule.

Assign one contact person who will be physically present, reachable by cell and empowered to make a placement call. Give that person the delivery window, the driver’s dispatch number and a marked spot. Then think through what happens if the primary spot doesn’t work:

  • Identify a backup placement location before delivery day.
  • Move vehicles, equipment and material stacks out of the approach lane in advance.
  • Confirm gate widths and who holds the key or code.
  • Decide on door orientation ahead of time. Most people want doors facing the work area or the open side of the lot.

Door direction is worth five seconds of thought and impossible to change without a truck. That’s true whether you’re taking a single 20 ft container rental for a renovation or staging several boxes across a commercial site.

A Quick Pre-Delivery Checklist

  1. Measure the straight approach: 60 to 80 ft for a 20 ft box, 100 to 120 ft for a 40 ft box.
  2. Confirm 12 to 14 ft of width and 15 to 16 ft of overhead clearance along the whole route.
  3. Verify the surface is firm, drained and reasonably level, with blocking ready if needed.
  4. Secure permits and HOA approval, and submit an 811 locate if you’re disturbing soil.
  5. Stake the placement spot, note the door direction and have one authorized contact on site.

Run through this list two or three days before your scheduled window. Almost every problem on it is fixable with notice and unfixable with a truck sitting at the curb.
